What the new tax rules actually mean

新税务规则到底意味着什么

From 1 July 2027, negative gearing on established dwellings is restricted to property income only. The 50% CGT discount is replaced with cost-base indexation plus a 30% minimum tax rate. Key point: property purchased before 12 May 2026 is fully grandfathered. These rules only apply to new purchases going forward.

自2027年7月1日起,现有住宅的负扣税仅限于物业收入抵扣,50%资本利得税折扣将被成本基础指数化和30%最低税率取代。关键点:2026年5月12日之前购买的物业完全不受影响——新规则仅适用于之后的新购物业。

Sydney values fell for three consecutive months. Clearance rates sit around 47% — lowest since April 2020. But well-located apartments are outperforming detached housing. The affordability gap means more buyers are moving from houses to units. The house-apartment price gap is at a multi-year high right now.
